If you come into downtown on Marshall Street, no doubt you have seen the building at 408 Cotton. The 100-year old garage and storage building sits in between the DDA office and Cotton Street Farms. It is one of those buildings that people want to have another life and love to speculate about what that new use could be. Enter architect Jeff Spikes of iArchitecture.

Spikes purchased the building several months ago and put it on the back burner while he worked on other high-profile projects (Ridgeway Square Condos on Marshall St., Sweetport on Line Avenue, the Andress Artist and Entrepreneur Center on Crockett). He has reimagined 408 Cotton’s facade but the interior layout is still very much up to eventual tenants.

His initial plan is for large open floor spaces with a 10’ or taller garage door access to the street and plenty of public staging/hangout area. The front part of the building has 20′ ceilings that soar up to solid old timber wood trusses which will all be exposed. Skylights in the building will be rebuilt.  Each space will have glass garage door access to street level. There’s a total of up to 4200 sf on the ground floor and about 1200 more on the mezzanine levels, and more can be negotiated if someone needs a very large space.

The teal are leasable areas and can be combined if needed.  The green is common space usable for all tenants, the orange is the required fire egress out the back which also leads to more parking across the alley.
