Developer John Cush invited us to take an updated look at the units at 721 1/2 Marshall, the second phase of Ridgeway Square. The first phase in the adjacent 719 Marshall building were five upscale condos that all sold. The top floor of 721 will be three living spaces- two roughly 700-850 SF apartments overlooking the Millennium Mural and a large apartment in the back of the building for Cush himself. Both of the front apartments are pre-leased.

The same supply chain issues affecting almost everyone have hit Cush, too. He has been waiting on fire doors now for more than six months and other items have been slow to arrive. The custom kitchen cabinets have just come in, and appliances, bathroom fixtures, air conditioning units, and lighting are scheduled for installation soon. Sanding of the floors and some painting are on the to-do list. Still, enough has been completed to get a good feel for the flow of the space and the layout of the units.

You enter through the kitchens on both units. In one unit, a stackable W/D will be in the spacious pantry closet, in the other, a full size W/D will be in the large bathroom.

In one unit, the original window that served as a pass-through for a former business remains in the wall between the kitchen and living room. From the kitchen, you walk into the living space, filled with natural light, high ceilings, and the original brick walls.

Warehouse-type pendant lighting fixtures are going up throughout.

The ceiling joists will remain uncovered to show off the fine original wood and provide extra ceiling height.

In Cush’s space are two large skylights to let in even more natural light. Electric shades will allow Cush to block out the sun when needed.

Cush hopes the front apartment units will be available to occupy soon. The first floor space in the building will be finished out for an eventual commercial tenant. To learn more on this building and these spaces, continue to read below.

More historic treasures keep popping out during construction at Ridgeway Square, 719 Marshall Street.

Owner John Cush is starting his Phase 2 work on the buildings. Phase 1 was five luxury condos complete with on-site parking, elevator, security system and vintage-look appliances. Phase 2 will be a premier 4,000SF retail/commercial space on the ground floor (with 18′ ceilings in some areas), and two rental apartments on the top floor that will range in size from 900 to 1100SF.

Cush is excited about the apartments and thinks they will be popular, and we agree. Apartment dwellers will have all the benefits of the condos- security, on-site parking and elevator use, at a cost of about $1.25 PSF per mo. ($1,125 and $1,375, respectively).

The apartments will have a view of the Once in a Millennium Moon mural.

Off a hallway in the rear of the building will be Cush’s own living space. He is already making plans about placement of walls and interior rooms. He will also have a cool roof deck outdoor space off the back of his ‘man pad.’

COVID-19 issues have slowed the rehab efforts, but John is hopeful the apartments will be ready to lease by March of 2021. The downstairs commercial space should be available somewhat sooner.
