Shreveport’s Downtown Development District Expands to Include Historic Marshall Street Buildings

Shreveport’s Downtown Development District (DDD) is now officially larger, thanks to unanimous action by the Louisiana Legislature. HB124 by Rep. Roy Burrell, expanded the official boundary of downtown to include historic buildings owned by Shreveport businessman Ronnie Remedies. 1122 and 1200 Marshall (across from the old Central Train Station) are now officially in downtown.

1200 Marshall was for years a relatively nondescript white building, home to a company called Shreve Audio Systems. 1122 Marshall was vacant. Now both are completely rehabbed and boast business tenants. In addition to remodeling the properties, Remedies’ also secured a vacant lot to the south of 1200 Marshall to put in a large surface parking lot with landscaping and has plans to re-face the south side of the building.

Property owner Ronnie Remedies says the reason for wanting to be ‘downtown’ was pretty straightforward. “I wanted to be in downtown for many reasons.  The DDA brings a level of support not found in other areas of town and includes marketing, grants, and a great network of governmental support.  They always have exciting things going on and consistently work to get people excited about moving to downtown Shreveport.  Being a part of the synergy and positive promotion of downtown will be beneficial to our tenants and help produce a great return on our real estate investment.”

“We are happy to welcome Ronnie downtown and can now do so officially,” says Liz Swaine, DDA Executive Director. “Ronnie has done a fabulous job on his buildings and he has a real vision for this part of downtown. I am sure that some big announcements about the property are coming soon.”

Fun Facts: 1122 Marshall Street is 2,000 sf and is fully leased. 1200 Marshall is 50,000 sf. There is a letter of intent for 26,000 sf of the warehouse and the other warehouse space is used by Shreveport Limousine. 10,500 of office space is currently available at 1200 Marshall.
